A Booming Post Covid-19 Property Market?

Author:

Sam Kelly

We feared that the post Covid-19 property market would be slow. We expected some activity but nothing that would signify a full recovery.

We hoped for a steady and gradual filtering through of new conveyancing matters as people found confidence to venture out and commence their search for a new home. We brought colleagues back from furlough with trepidation, attempting to balance the un-furloughing with the anticipation of some new conveyancing matters. Our fears, expectations and hopes were unfounded as we embark on a new post Covid-19 boom.

“sold within 24 hours – certainly not an indicator of a slow market”

Today, as I write this, we have hit a record number of new conveyancing matters in a single month and whilst we expect this record high to be partly due to delayed activity due to lockdown, the bounce back has been unexpected and quite shocking – but it’s very VERY welcome. We are hearing reports from our Estate Agent friends of an influx of buying and selling activity PLUS some reports of homes being sold within 24 hours – certainly not an indicator of a slow market. And some are even selling for more than the asking price!

This amazing boom is testament to the great work that the Estate Agents are doing to ensure that properties are able to be viewed safely. The relaxing of the lockdown by the Government, albeit with vital safely measures being enforced, has opened up the property market again and it’s fantastic to see.

“We are not out of the woods yet, not by any stretch of the imagination”

Here at Thornton Jones we are almost 50% up on new conveyancing matters this month and with new quotes being dished out daily we are expecting it to be a bumper month and a hugely positive step forward to a full post Covid-19 recovery. We are not out of the woods yet, not by any stretch of the imagination, but the activity we are seeing gives us comfort and confidence that a full recovery is on the cards.

When it comes to buying and selling property, the exciting part is the viewing and the submitting of offers and, if you are lucky, the acceptance of the offer marking the start of a new chapter for you. It’s then down to brass tacks as you endure the laborious tasks of mortgages and conveyancing. Now we can’t speak for the mortgage process but we can for the conveyancing process which, needn’t be as uncomfortable as it’s portrayed.

Here at Thornton Jones we have an excellent team who are skilled and experienced and above all put high quality service at the top of our to-do list. We understand, now more than ever, the stresses you are under when buying and selling property and whilst conveyancing is a must do activity, we don’t think it should add to your stress levels.
